5 Steps to Swifter Turn Times
The appraisal profession is evolving at all times. On a regular basis, it seems, appraisers are asked to provide more information or have steps added to their appraisal process. They do this extra work to ensure the end user gets the best information available. To keep up with the continuously changing requirements, RG Valuations LLC is continuously seeking additional tools and tweaking processes in order to increase efficiency so we can do more work for you. Since RG Valuations LLC knows that time is important to everyone, we've listed some things you can do to speed up the process when you order an appraisal from RG Valuations LLC.
- Always order your appraisals online.
- When you order online, you automatically receive e-mail notifications that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to re-key information from a fax, and nor will you wonder whether we received the order.
- Are you providing complete and accurate data about the subject property?
- Being just one number off on the street address can really add unnecessary time to an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — remember, however, that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may be different from yours.
If you have any questions about your property or an appraisal we're working on for you, don't hesitate to call us at
- Let us know up front of the property's distinct details.
- It's relatively easy to appraise a cookie-cutter house. What takes time is analyzing how unique characteristics add to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique features of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's susceptible to flooding. These are things we'll find out on our own anyway, and knowing them as early as possible makes your report arrive earlier.
- Does the homeowner know what to expect?
- One of the most inefficient parts of the appraisal process is confirming an appointment with the occupants of the home. It's understandable for a homeowner to be uncomfortable with an outsider inspecting every square foot of their home, taking pictures, and making numerous notes. With the idea that it will increase the appraised value, some homeowners feel they have to make the place spotless before the appraiser comes by. And will put off the appraisal inspection until they have cleaned.
Hearing it directly from you -- someone they are working with on their loan -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't increase their home's value one little bit, and likely decrease the appraisal inspection time. Please feel free to point your clients to our website, where we have multiple pages of relevant information for homeowners as well as others regarding the appraisal process. Have them call us if they want to meet the staff and learn more about our services. Remind them it benefits them to set the appointment soon!
- Our website is a great resource for following the status of your report.
- No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As we complete each important milestone in an assignment, that information is available instantly to you online. It's never been easier and faster to keep track of the status of your report.
